Portfolio stabilization and delinquency recovery
Annual property inspections
Owner reporting and administrative support
Services do not include:
Legal representation
Tax or accounting advice
Construction services
Real estate brokerage or sales
Activities outside the written service agreements
Any service provided must be outlined in a signed agreement.
Clients agree to:
Provide accurate and complete information regarding properties, tenants, vendors, and finances
Cooperate with requests for documentation, approvals, and access
Maintain property insurance as required
Remain compliant with Connecticut rental laws
Notify S4 Legacy Estates of changes in ownership, tenant status, or emergencies
Fund accounts appropriately for vendor payments or legal actions
Failure to provide required information may delay or limit service.
Clients agree to:
Pay all service fees outlined in their signed agreement
Provide valid payment information and maintain updated billing details
Pay invoices by the due date
Pay any applicable fees associated with late payments or returned payments
For accounts payable services:
Clients must review and approve invoices prior to payment
Insufficient funds or missing documentation may delay processing
If payment is not received on time, S4 Legacy Estates may pause services until the account is cleared.
S4 Legacy Estates is not a law firm and does not provide legal advice.
Our legal coordination services include:
Preparing Notices to Quit
Gathering documentation
Communicating with attorneys
Scheduling with state Marshals
Tracking court filings and executions
We do not:
Represent owners in court
Provide legal interpretation or counsel
Guarantee outcomes in eviction or legal matters
Clients are encouraged to consult an attorney for legal advice.
S4 Legacy Estates provides operational financial oversight, not CPA or tax advisory services.
This includes:
Managing accounts payable
Reviewing invoices
Recording payments
Vendor communication
We do not:
File taxes
Provide accounting or tax advice
Prepare financial statements for legal or lending purposes
Clients must consult a qualified accountant for tax issues.
S4 Legacy Estates is not responsible for:
Pre-existing property conditions
Structural issues
Environmental hazards (mold, pests, water damage)
Vendor negligence
Acts of nature
Maintenance is coordinated using approved vendors.
Any damage caused by tenants, vendors, or third parties is outside our liability.
To the maximum extent permitted by law, S4 Legacy Estates:
Is not liable for indirect, incidental, or consequential damages
Is not liable for delays caused by clients, vendors, attorneys, Marshals, courts, or third-party platforms
Is not responsible for tenant actions, payment failures, or non-compliance
Our total liability is limited to the amount paid by the client for services rendered during the previous 30 days.
We maintain confidentiality for:
Owner information
Tenant information
Financial data
Legal or eviction documents
Vendor details
We may share information only as needed to deliver services or comply with legal requirements.
Users agree not to:
Misuse forms or submit false information
Attempt to access restricted systems
Upload malicious software or scripts
Copy, scrape, or reproduce website content without permission
We reserve the right to restrict access to the website at our discretion.
S4 Legacy Estates may terminate services if:
Invoices are unpaid
Clients violate their agreement
Clients provide false or incomplete information
Unsafe or unlawful conditions are discovered
Cooperation required to perform duties is withheld
Clients may terminate services according to the termination clause in their specific service contract.
We use third-party platforms such as:
DoorLoop or RentRedi
QuickBooks
Stripe
Tenant screening services
Email and customer management systems
We are not responsible for outages or issues caused by these platforms.
These Terms may be updated at any time.
Changes will be posted on our website with the “Effective Date” updated accordingly.
Continued use of the website or services constitutes acceptance of updated Terms.
These Terms are governed by the laws of the State of Connecticut.
